What About Modular Homes?
Modular homes are a third category — factory-built sections delivered and joined on a permanent foundation. They're larger than most tiny homes and built to local building codes, so they get a real certificate of occupancy. If you're building something over 400 sq ft on a permanent foundation, modular is worth researching alongside custom builders.
