The gold standard for tiny homes under 300 sq ft. Folds flat against the wall and gives you your entire floor back during the day. Look for a queen-size unit with a built-in desk or shelving — two functions in one footprint.

- Oversized sectionals — anything over 84" will dominate the space and limit layout flexibility
- Glass coffee tables — fragile, no storage, and dangerous in tight spaces
- Matching bedroom sets — individual pieces optimized for function beat coordinated sets every time
- Cheap particle board — it won't survive the humidity swings in a tiny home; solid wood or quality MDF only
- Non-folding dining chairs — stackable or folding chairs only, stored away when not in use
